Hard water, tired fixtures
Much of the water used around Salinas comes from wells in the valley, and groundwater here tends to carry a lot of minerals. Scale builds up in water heaters, showerheads and faucet cartridges, so fixtures wear out sooner than you'd expect; see water softeners and filters.
Earthquake country
California requires water heaters to be braced or strapped so they can't tip in an earthquake, and flexible gas and water connectors help them ride out shaking. A plumber can check the straps and connectors on an older tank in a few minutes; see water heaters.
